Jomtien, Pratumnak and Na Jomtien: which area?

Jomtien Beach is the main strip, with beachfront towers, cafés, seafood restaurants and water sports. It suits people who want to step out of the building and onto the sand.

Pratumnak Hill sits between Pattaya Bay and Jomtien. It is green, residential and one of the quietest parts of the city, with sea views from higher floors and an easy ride into central Pattaya.

Na Jomtien lies further south along the coast. It is quieter again, with a more relaxed resort feel, and suits guests who want peace over convenience.

The most popular choice for a monthly stay in Jomtien is a one-bedroom condo with a sea view in a building with a pool. Most modern towers here have a large pool, often a rooftop or sky pool, plus a gym. A few things to keep in mind:

Floor and direction matter. Higher floors facing the sea get the full view and the sunset. Lower floors or units facing inland usually cost less.
Size varies by building. One-bedroom units in our Jomtien buildings start at around 29 to 35 m², and some buildings have larger layouts.
Ask for a video walkthrough. Views and layouts differ from unit to unit, so we send a video of the actual unit before you book.

Most monthly stays in Pattaya fall between ฿20,000 and ฿70,000+, depending on the building, the unit size and the view. Electricity is charged by meter, based on your actual usage. The security deposit is ฿8,000 for a one-bedroom or ฿12,000 for a two-bedroom, returned at the end of your stay minus your final electricity bill.

Tips for renting a condo in Jomtien by the month

Book early for high season. November to March is the busiest period, and the best sea-view units go first.
Stay longer for a better rate. Monthly and repeat stays get better rates.
Check the walk to the beach. Some towers are right on the beach road, others are a few minutes' walk inland.
Think about the air-con. It is the biggest part of your electricity bill. Setting it to 25 to 26°C makes a noticeable difference.
